Commercial and Multifamily Borrowing: What to Watch Next | Embracing Performance Over Perception

The momentum in commercial and multifamily borrowing continues to build—Q2 2026 saw a 16% year-over-year rise in mortgage originations, and a 12% increase just since Q1. This reflects a capital markets environment where improved liquidity and robust transaction activity are fueling more lending opportunities, even as the landscape remains nuanced. Office financing, for example, has rebounded on both yearly and quarterly comparisons after a stretch of sector-specific challenges—a notable shift for anyone navigating this asset class. Retail property leads the charge with a remarkable 61% jump in originations year-over-year, followed by office at 47%, hotels at 19%, multifamily at 8%, and industrial at 6%. However, health-care properties saw a 19% decline, highlighting the uneven pace across different sectors.

Securitized and bank lenders were the most active sources of capital this quarter, whereas government-sponsored enterprise and life-insurance lending pulled back, demonstrating that while overall capital access is improving, lender participation varies depending on the property type. For investors and operators—especially those focused on multifamily, mixed-use, or retail strip assets—now is the time to carefully examine where the true opportunities (and risks) are emerging. My approach always emphasizes a transparent read on rent rolls and Cap Ex needs, so clients can cut through the headlines and surface-level numbers to understand how these trends may impact their own assets and investment strategies.
